Close to the sea and restaurants, this completely renovated duplex is ideal for a family or group of friends who want to spend a good season in Madeira. A fifteen minute drive from the centre of Funchal and ten minutes from the airport, this property is recommended for those who prefer to be relatively close to the city but in a quiet place with good access. With two floors, the apartment has four bedrooms, three with double beds, and one with two single beds. It has three bathrooms, one with a bathtub. You can also use the barbecue area on one of the balconies for an outdoor meal. Please note that the parking space is narrow and is more suitable for medium-sized or small vehicles. AREA The 'Reis Magos' area is known for its quietness and beautiful promenade, which connects the sea and the land in perfect harmony. The building is situated five hundred meters away from this fantastic walk, ideal for a stroll in the summer evenings and winter afternoons or for swimming during the hottest days. Nearby there are several bars and restaurants where you can enjoy local gastronomy or international dishes. Besides the closest options, you can also go to the centre of Caniço (five minutes by car) where you will find a greater variety of restaurants, a pharmacy, and a shopping centre with a medium-sized supermarket. PROPERTY RULES To ensure a pleasant stay for everyone, we ask that you observe a few simple rules. • Smoking is not permitted inside the property. A fine of €300 will be charged for non-compliance. • Parties or events are not permitted. • Pets are not permitted. • Please be considerate of your neighbours and keep noise levels down, especially at night. The property may be equipped with a smart sensor (Minut) that monitors noise, smoke and temperature levels, solely for safety reasons. This system does not record conversations or collect personal data. Should abnormal levels be detected, a member of our team may contact you. You are not permitted to disable, cover or tamper this or any other equipment installed on the property. In accordance with Portuguese law, all guests must present valid identification for registration purposes. Municipal tourist tax (when applicable): €2.00 per person/night for guests aged 13 and above, up to a maximum of 7 nights (€14.00 per person per stay). A payment link will be sent prior to arrival. Check-in must be scheduled in advance. If it is not arranged at least 48 hours beforehand, check-in will be subject to our team’s availability. Check-in: from 16:00 | Check-out: by 12:00 Early check-in and late check-out are subject to availability and an additional charge. By confirming your reservation, all guests agree to our house rules and accommodation conditions. OTHER NOTES All bed linen and towels are provided. We can also provide, free of charge, a baby travel crib, high chair and baby bath upon request before check-in. Requests made less than 48 hours before arrival may be subject to an additional fee. All properties are equipped with a first aid kit, fire extinguishers and a fire blanket. For stays of 8 nights or more, a mid-stay service is provided, including the replenishment of bed linen, towels and consumables only. This service is not included for shorter stays. Additional cleaning services during your stay are available on request at an extra charge.
