This apartment is located in the parish of São Martinho, in Funchal. The property is on the 7th floor and comprises a living room with a sofa bed for two, a sitting area and a dining area, as well as a bedroom with a double bed. Access to the balcony with mountain views is through the lounge. There is also a bathroom with a bathtub and a well-equipped kitchen with a laundry area. Outside, in the communal area of the condominium, you'll find a children's playground and a shared swimming pool. Private parking is available with lift access to the flat floor. Free Wi-Fi is available in all areas of the property. Please note there is work going on in the neighbourhood of this building. AREA This building is located in the Ajuda area, close to one of the island's most popular beaches, Praia Formosa, and one of the island's largest shopping centres, Fórum Madeira. This location is home to many of Madeira's hotels and is a busy tourist area. It is close to several essential services, such as pharmacies, a hospital, bars, pastry shops and restaurants. Within a 15-minute walk of the property you can find Praia Formosa, a promenade, a garden, the Lido beaches, the Doca do Cavacas natural swimming pools and the Ponta Gorda bathing complex. If you opt for a longer walk of around 45 minutes, you can walk to the centre of Funchal or to the neighbouring municipality of Câmara de Lobos. PROPERTY RULES To ensure a pleasant stay for everyone, we ask that you observe a few simple rules. • Smoking is not permitted inside the property. A fine of €300 will be charged for non-compliance. • Parties or events are not permitted. • Pets are not permitted. • Please be considerate of your neighbours and keep noise levels down, especially at night. The property may be equipped with a smart sensor (Minut) that monitors noise, smoke and temperature levels, solely for safety reasons. This system does not record conversations or collect personal data. Should abnormal levels be detected, a member of our team may contact you. You are not permitted to disable, cover or tamper this or any other equipment installed on the property. In accordance with Portuguese law, all guests must present valid identification for registration purposes. Municipal tourist tax (when applicable): €2.00 per person/night for guests aged 13 and above, up to a maximum of 7 nights (€14.00 per person per stay). A payment link will be sent prior to arrival. Check-in must be scheduled in advance. If it is not arranged at least 48 hours beforehand, check-in will be subject to our team’s availability. By confirming your reservation, all guests agree to our house rules and accommodation conditions. OTHER NOTES All bed linen and towels are provided. For stays of 8 nights or more, a mid-stay service is provided, including the replenishment of bed linen, towels and consumables only. This service is not included for shorter stays.
